Ban Laem Sor is located on the idyllic south coast of Koh Samui and offers guests a unique villa that is based on a fusion and outdoor living concept. The villa is divided into 4 pavilions. Closest to the beachfront is the living/TV pavilion on one side and the two master bedrooms on the other. Located slightly behind are the 2 remaining pavilions hosting the kitchen/dining area and bedrooms three & four. The rest of the property is covered with smooth terracotta tiles, wooden decks and lush green lawn. The bedding arrangement is ideal for 2 families with children or for a group of friends. The 2 master bedrooms feature king beds and each has an en-suite bathroom. Bedrooms three & four share a bathroom and their bedding arrangement features 1 double bed & 1 single bed while the other room has 2 single beds. To complete the facilities, the large kitchen and its island cooking unit provide functionality, space and comfort. It is also very much appreciated by those learning to cook Thai food as you can more actively participate with our Thai Chef than with a standard kitchen. The long dining table has sea views and seats 8 Guests. From the design, priority has been given to the outdoor living of the guests where one can enjoy sun bathing by the private infinity edge pool, play in the garden or on the beach, or simply relax under the cover of the pool Sala while reading a book. As it is situated right on the beach, the villa offers stunning views to nearby islands where their white sandy beaches can be seen from the pool edge and will create together with the rest of this area numerous picturesque and memorable scenes for all who stay at Ban Laem Sor.

  • Rates are quoted on a per VILLA basis and for the maximum number of Guests (including children) as specified above
  • Extra Beds will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above
  • Daily Rates and Extra Beds are exclusive of 10% Service Charge and 7% Tax
  • Airport Transfers are applicable and are charged separately from the daily rates (7% Tax applicable).
  • Charges for airport transfer are applicable per trip and for a maximum of 7 passengers per vehicle (private mini bus or luxury car).
• Weddings and Private Parties Policies
  • For any wedding and/or private party with attendance larger than 1.5 times the bedding capacity of the villas, the following is applicable:
  • The Signature Collection: Premium of US$1,200 (subject to 7% tax)
  • The Boutique Villas, all villas at Miskawaan and Baan Tamarind: Premium of US$600 (subject to 7% tax)
  • A refundable guarantee deposit of US$1,500 is required to cover any potential damage, payable on site
  • A cleaning fee of up to US$350 will be charged on site to the Guests depending on service provided by a professional sub-contractor
  • The above premium are applicable per function for a duration of 24hrs (ie consecutive parties over several days will be eligible for multiple premium charges
  • All villas can only accommodate a limited number of guests, depending on the property
• Late Check-Out Terms & Conditions
  • Normal check-out time is 10:30 am
  • Late check-out until 3 pm as free service only if no incoming guest on the same day
  • If late check-out until 6 pm is required, 50% of daily rental rate is to be charged (even if it is a free bonus night) whether to guarantee it before arrival or when decided on site
  • If guests pay for late check-out and use the night when there is a check-in the following day, early check-in the day after is not possible and normal check-in/check-out hours apply
  • All early check-in at no extra cost, only upon availability
