Located directly on the beach close to Hua Thanon village, on the untouched southern coast of Koh Samui, and overlooking neighboring islands you arrive to Ban Laem Set through a gate, walking over the stepped pool filled with Coy fish and immersed in the surrounding tropical gardens. Via the entrance hallway you enter the stretched living room with vaulted ceiling and decorated with modern wooden and water hyacinth furniture, a large dining table and 2 relax sofas. The home exudes an airy, modern atmosphere and accentuated wooden panels help maintain a feel of warmth and energy. A great wooden door hides the large kitchen decorated in contemporary style and fully equipped. A second wooden door disguises the guest toilet and a study room. Entering the first of two main hallways that flow down either side of the villa you will find the first bedroom with 2 singles beds, a writing desk, en-suite bathroom with shower and toilet and sliding doors towards the swimming pool and its deck. Further down you find the master bedroom. In the hallway you find large wardrobes and the bathroom designed with two modern sinks, an oval shaped large bathtub overlooking the sea and a separate shower and toilet. From this room you enjoy surrounding sea views and sliding doors to the terrace and swimming pool. On the opposite side of the home you enter a glass door to find two more double bedrooms with one inter-connecting bathroom. The front bedroom here enjoys a surrounding sea view while both overlook the swimming pool. Ban Laem Set offers the supreme benefit of a direct beach frontage with also that of a large infinity edge swimming pool and beautiful wooden decks which will surely complete a stay for all to savor and enjoy.

  • Rates are quoted on a per VILLA basis and for the maximum number of Guests (including children) as specified above
  • Extra Beds will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above
  • Daily Rates and Extra Beds are exclusive of 10% Service Charge and 7% Tax
  • Airport Transfers are applicable and are charged separately from the daily rates (7% Tax applicable).
  • Charges for airport transfer are applicable per trip and for a maximum of 7 passengers per vehicle (private mini bus or luxury car).
• Weddings and Private Parties Policies
  • For any wedding and/or private party with attendance larger than 1.5 times the bedding capacity of the villas, the following is applicable:
  • The Signature Collection: Premium of US$1,200 (subject to 7% tax)
  • The Boutique Villas, all villas at Miskawaan and Baan Tamarind: Premium of US$600 (subject to 7% tax)
  • A refundable guarantee deposit of US$1,500 is required to cover any potential damage, payable on site
  • A cleaning fee of up to US$350 will be charged on site to the Guests depending on service provided by a professional sub-contractor
  • The above premium are applicable per function for a duration of 24hrs (ie consecutive parties over several days will be eligible for multiple premium charges
  • All villas can only accommodate a limited number of guests, depending on the property
• Late Check-Out Terms & Conditions
  • Normal check-out time is 10:30 am
  • Late check-out until 3 pm as free service only if no incoming guest on the same day
  • If late check-out until 6 pm is required, 50% of daily rental rate is to be charged (even if it is a free bonus night) whether to guarantee it before arrival or when decided on site
  • If guests pay for late check-out and use the night when there is a check-in the following day, early check-in the day after is not possible and normal check-in/check-out hours apply
  • All early check-in at no extra cost, only upon availability
