Nestled in the heart of tranquility in the hills of Bophut, Ban Kinaree strikes an idyllic balance between contemporary grandeur and Thai-Balinese timelessness. The walk-through the entrance area with its solid wood carved door and water features gives away the atmosphere from the first step into the villa. Ban Kinaree is made of 3 separate pavilions harmonized in a terraced compound setting with luxuriant and lush garden landscaping. The smallest pavilion hosts one bedroom; the largest and main pavilion features the large living/dining/kitchen as well as the 20 meter terrace overlooking Bophut Bay on the first floor, 2 bedrooms occupy the ground floor; the third pavilion hosts the master bedroom and the 5th bedroom on the ground floor. The layout of the property and the garden setting provide both ample privacy and comfort to everyone when desired and also allows great entertaining when opened up as a complete residence. Each of the bedrooms has been designed to provide optimum comfort and privacy by featuring oversized sleeping area and grand bathrooms with both shower and a large bathtub. All bedrooms are equipped with a TV and DVD player and full length sliding doors with a view to the ocean. The focus of attention at Ban Kinaree is centered on the large infinity-edge swimming pool, which reaches out to a stellar view of greenery and ocean. The pool Sala presents a full bar and BBQ , one may also indulge in the privacy of the Jacuzzi attached to the pool. The villa location, up in the Bophut hills and 10min drive from the Bophut "Fisherman Village", provides Guests with stunning sunrise and sunsets settings while dominating the neighboring island of Koh Phan Ngan and being a short drive away from the beach or nearby restaurants.

- Rates are quoted on a per VILLA basis and for the maximum number of Guests (including children) as specified above
- Extra Beds will be charged regardless of the age of the Guests when occupancy is over villa allocation as specified above
- Daily Rates and Extra Beds are exclusive of 10% Service Charge and 7% Tax
- Airport Transfers are applicable and are charged separately from the daily rates (7% Tax applicable).
- Charges for airport transfer are applicable per trip and for a maximum of 7 passengers per vehicle (private mini bus or luxury car)
- Weddings and Private Parties Policies
- For any wedding and/or private party with attendance larger than 1.5 times the bedding capacity of the villas, the following is applicable:
- The Signature Collection: Premium of US$1,200 (subject to 7% tax)
- The Boutique Villas, all villas at Miskawaan and Baan Tamarind: Premium of US$600 (subject to 7% tax)
- A refundable guarantee deposit of US$1,500 is required to cover any potential damage, payable on site
- A cleaning fee of up to US$350 will be charged on site to the Guests depending on service provided by a professional sub-contractor
- The above premium are applicable per function for a duration of 24hrs (ie consecutive parties over several days will be eligible for multiple premium charges
- All villas can only accommodate a limited number of guests, depending on the property
- Late Check-Out Terms & Conditions
- Normal check-out time is 10:30 am
- Late check-out until 3 pm as free service only if no incoming guest on the same day
- If late check-out until 6 pm is required, 50% of daily rental rate is to be charged (even if it is a free bonus night) whether to guarantee it before arrival or when decided on site
- If guests pay for late check-out and use the night when there is a check-in the following day, early check-in the day after is not possible and normal check-in/check-out hours apply
- All early check-in at no extra cost, only upon availability
